Bulgaria offers non-EU nationals the opportunity to obtain long-term residence through an investment of at least EUR 306,755 in residential or commercial real estate. The investment may be made personally or through a Bulgarian company in which the applicant owns more than 50% of the capital.

After the investment is completed, the applicant may proceed with a Type D visa and then apply for a residence permit. The permit is usually granted for one year and may be renewed repeatedly, provided that the investment continues to meet the legal requirements.
